If you are reluctant to borrow with the high costs associated with buying a house or requiring substantial capital to complete extensive renovations to an existing property, what should you do? Subdivision or dual-occupancy may be your best option.
For blocks with a frontage of more than 16m, or blocks with room to put a side driveway in, it can often be an option to demolish the old house and build two new homes. This can be either side by side or front to back. One of these houses can be sold and the property owner then keeps one to live in, effectively transferring land into a new home.
